Land or design first? Here’s what comes first

One of the most common questions we ge ist: “Should I secure a block of land first, or choose my home design?”

The truth is, they go hand in hand—but we recommend starting with your land. Your lot’s size, orientation and slope will influence the type of home you can build. At The Crescent, all lots are generously sized and with wide frontages, unlike many other land subdivisions,  giving you flexibility and options. Once your block is secured, your builder can help tailor a design that fits your lifestyle and budget.

Tip: Most home builders offer designs specifically adapted to suit sloping, corner, or narrow blocks. You can even take a virtual tour of their homes before you decide.

Building regional doesn’t mean going it alone

Choosing to build in Crescent Head doesn’t mean you’ll be left to figure it all out yourself. We’ve partnered with experienced and trusted builders like Modscape, McDonald Jones Homes, Pycon Homes, and GJ Gardner—who provide dedicated project managers, clear build timelines, progress updates and ongoing support to make your journey easier and more enjoyable. 

You can choose to visit during key build milestones—or stay up to date with regular photo updates and communication from your builder.

Tip: McDonald Jones Homes offers metro-based selection studios in Sydney and Newcastle, making it easy to choose your finishes and design features — even if you're building from afar. 

Need to fly in for a site visit? The Port Macquarie Airport is just over 30 minutes away, with plenty of great local accommodation options to make a weekend of it.

What’s involved in the buy + build journey?

Here’s a step-by-step breakdown of what to expect when you build your new home at The Crescent:

  1. Secure Your Land

Choose your ideal lot from our current release. [View our available lots here]. We have lots from $680K, with 40% already sold. You only need 5% deposit to secure your lot, with the remaining balance to be paid once the land registers.

  1. Select a Builder or Architect

Work with one of our trusted partners or bring your own. If you’re thinking of a project home, some of our recommended builders include:

  • Pycon Homes
  • Modscape / Fab Prefab (modular options)
  1. Selections & Contracts

    This is where the vision starts to come to life. You’ll choose your finishes, fixtures, appliances, and other design elements to match your personal style and lifestyle needs. You’ll also sign your building contract during this stage.

  1. Approvals
    Leave the paperwork to the experts. Your builder will handle key approvals, including council applications (DA/CDC), soil testing, engineering reports, and more. Engaging your builder early can make this stage smoother and faster.
  1. Construction Begins
    This is the exciting part—your home begins to take shape! The foundation is laid, the frame goes up, and each stage of the build brings you one step closer to life at The Crescent.
  1. Site Inspections & Progress Updates
    You’ll stay informed every step of the way. Builders typically provide regular photo updates, written reports, and the option for video walkthroughs. You don’t need to be local to feel involved in the process.

Want to experience the progress in person? You’re welcome to schedule visits during key milestone moments like slab pour, framing, or lock-up stage. It’s a great way to stay connected and see your future home come to life.

  1. Handover & Move In
    Once the final inspections are complete and everything is up to standard, it’s time for handover. Your keys are delivered, and you’re officially ready to move into your new home and begin your coastal lifestyle at Crescent Head! Questions to ask your builder

If you’re new to building, be sure to ask these early on:

  • Do you provide site supervision or a dedicated project manager?
  • How will you keep me updated if I’m not local?
